Anyone can pull comps. The question is whether the deal actually works — the rent, the financing, the reno budget, the exit. I answer that the same way I answer it for my own money.
I was investing in Niagara real estate before I held a licence. Every recommendation I make is one I'd act on myself — and often have.
Cash flow, cap rate, cost of capital, value-add upside. If the numbers don't work, I'll tell you to walk — even when it costs me a commission.
Contractor quotes, tenant turnover, secondary suites and ADU rules — I've handled them on my own properties, so you don't learn the hard way on yours.
The philosophy
Most people think real estate works like this: buy something, hold it, hope the market goes up, cash out years later. That's not investing — that's waiting.
I work the other way around. The profit is made on the day you buy — by paying the right price for the right property. Below-market entry, income the property already supports, upside you can force with your own hands. If the deal only works because "prices always go up," it's not a deal.
That's what I hunt for with my clients: properties where the value is there on day one — equity at closing, cash flow from the first tenant, or a value-add play you control. Appreciation is the bonus, never the plan.

These aren't client stories borrowed for marketing. These are my own properties, my own money, and the day-one value each deal was bought for.
The play: buy under list, renovate with discipline, force the appreciation instead of waiting for it. Roughly $90K of equity created — not hoped for.
The play: knowing the street's real numbers — because I already own on it — meant recognizing a mispriced deal and moving fast. The profit was locked in at the offer table.
The play: a right-priced entry plus a focused reno turned this into a rental where the tenants carry the property. It pays for itself — appreciation is just the bonus.
